Quad officials continue search for mall tenants

ST. CHARLES – The search for new tenants at the former Charlestowne Mall site continues more than one year after a groundbreaking event was held there.

“A group of leasing agents is still working on it, and The Krausz Companies still [is] very much involved,” project director Chuck May said.

The Krausz Companies Inc. plans to redevelop the mall into The Quad St. Charles, which is supposed to have new stores, restaurants and other offerings for shoppers. The tentative opening at the end of 2016 is dependent on the company’s leasing efforts, according to a city of St. Charles Web page devoted to the project.

The Krausz Companies Inc. bought the mall site, at 3800 E. Main St. in St. Charles, in November 2013 for more than $9.5 million. The groundbreaking was Sept. 3, 2014.

During the past year, exterior work on the site was completed, and crews have left the interior largely untouched. Once the future tenant locations are finalized, an architect will be able to complete construction plans to submit to the city for review, according to the city’s Web page.

Discussions with prospective tenants continue behind the scenes, but activity at places, such as Chicago Premium Outlets in Aurora have affected The Quad St. Charles development, May confirmed. On Aug. 27, the outlet mall held a grand opening for 30 new and expanded stores, with an additional 2,200 parking spaces on the property.

“It’s a very competitive environment right now, and that is some of the problem,” May said.

The Quad St. Charles’ anchor tenants will be some of its current stores – Carson Pirie Scott, Kohl’s, Von Maur and the Classic Cinemas Charlestowne 18 movie theater.

The mall is working with several local community and activity groups to lease some of the current building space for practice and off-season conditioning, said Nicole Kneeland-Woods, The Quad St. Charles director of business development.

The lack of activity has prompted residents to contact Rita Payleitner, one of the St. Charles aldermen in Ward 2, where the mall is located. Payleitner in an email wrote she tells residents The Krausz Companies Inc. continues to spend money on the project and remains invested.

Payleitner wrote May and The Krausz officials remain available and take her calls, which is “above and beyond” what previous mall owners have offered.

“As you know, the city [of St. Charles] has spent no money on the mall redevelopment, [and] our offer of a partnership continues, but there’s only so much we can do at this point,” Payleitner wrote.
