Value Place hotel planned for Romeoville

Mayor says more hotel developers are interested

ROMEOVILLE – A new four-story extended-stay hotel may be coming to the Windham Lakes Business Park.

“We’re getting a lot more interest from hotel groups,” Romeoville Mayor John Noak said. “This really is a combination of the downtown area and industrial development.”

Developer Holladay Properties submitted concept plans for a Value Place hotel to be built on the triangular property nestled between Interstate 55 and Windham Parkway. The Village Board reviewed plans for the hotel on Aug. 20.

Kansas-based Value Place is a hotel chain that offers extended stay for guests. The chain has hotels in 31 states, but the only other hotel in Illinois is in Champaign.

The proposed hotel would consist of 43,036 square feet that would house 116 rooms. The building will stand 50 feet tall and provide 119 parking spots.

According to a staff report, the plan includes exceptions to several code requirements, including floor level limits, parking lot setback, parking stall width, drive-aisle width and sanitary and water main easement restrictions.

The staff report says the triangular shape of the property makes it difficult for the hotel to avoid the exceptions.

Noak said Value Place would appeal to corporations that have Romeoville locations and need to bring in employees to work on short-term projects.

It would also help house people across the country who come for events at the new Athletic and Events Center in the designated downtown district.

“We’re working with different levels of hotels,” Noak said. “We’re excited because we’re engaging in conversations with several of these groups.”
