WHEATON – Home sales in Wheaton this June were down nearly 13 percent since last year, but the difference is looking better than it was in May.
According to a report from the Mainstreet Organization of Realtors, Wheaton residents sold 81 houses that month, compared to 93 in June of 2013.
Additionally, both the city's average and median sales prices fell, from $407,836 to $390,277 in the former category and from $385,000 to $358,000 in the latter, representing 4.3- and 7-percent decreases, respectively.
Across the Chicago area, prices of single-family suburban detached homes increased 4.4 percent.
Organization President Michael Parent said in a news release that he believed home prices would likely continue to increase slowly and that the increased activity in the area should continue through September and possibly later.
One potential positive reflected in the data is that the year over year difference in the June numbers is much smaller than that of May's. In that month, there was a 21.4 percent drop in the number of sales, bottoming out at 55 compared to the 70 sold in May 2013.
Many other local municipalities saw a decrease in the number of houses sold year to year in June, including Glen Ellyn (-32.5 percent), Carol Stream (-9.4 percent), Winfield (-36.8 percent) and Glendale Heights (-37.5 percent). Others saw increases both big and small, including Lisle (16.7 percent), Warrenville (100 percent) and West Chicago (3.6 percent), but all three had lesser comparable totals to Wheaton last year.
