Median sales price slowly climbing in Westmont

WESTMONT – Home sales in Westmont decreased from May to June, while the median sales price increased slightly.

The June data, provided by the Mainstreet Organization of Realtors, also showed this June performed worse than June of 2013 in terms of total homes sold – dipping from 22 to 15.

But the median sales price is on the rise. The median price in June 2014 jumped to $252,000 from $245,000 in May 2014 and $247,500 in June 2013.

Total house sales in Downers Grove were down in June compared to the May, and lagged behind the same totals from June 2013. Downers Grove saw 52 single family home sales this June, three less than in May, and 10 less than a year ago.

In Downers Grove, median sales price increased from June 2013 to June 2014, though it showed a slight dip from the previous month. The price increased from $306,500 to $320,500. May 2014’s figure was $349,900.

The year-over-year numbers continued the trend from the previous month, when slightly less homes sold in Downers Grove compared to the same month in 2013, but the homes that did sell did so at a higher price, on average.

In May 2013, 71 homes sold in Downers Grove at a median price of $335,000.

Total home sales and median sale prices for Lemont in June were slightly down from last month and dipped further from June 2013.

Fourteen homes were sold in Lemont in June. This is two less than in May and eight less than in June 2013.

The median sale price for June was $308,750, a 5.1 percent decrease from May and a 14.9 percent decrease from June 2013.

Although the total home sales in Bolingbrook decreased slightly from May to June, the market remains hot. In Bolingbrook, 76 homes were sold in June, compared to 80 in May and 80 in June 2013.

However, the median sales price in Bolingbrook continues to fluctuate, jumping from $200,750 in June 2013 to $187,500 in May and $211,500 in June.

Conversely in Oak Brook, just eight homes were sold in June, a number that is relatively consistent with the total sales in Oak Brook in May (six) and June 2013 (10).

The median sales price in Oak Brook for June was $620,050, which is more than the 557,500 median sales price in May, but less than $737,500 sales price from June 2013.
