Addison home sales, price up from last year

ADDISON – Home sales in Addison rose from May to June this year, but the median home price dropped slightly.

The June data, provided by the Mainstreet Organization of Realtors, showed that home sales in June 2014 also increased when compared to June 2013.

In June 2014, 29 homes were sold in Addison, more than the 24 sold in June 2013 and 19 sold in May, according to the real estate report.

"I think we will see a decline probably in September," said Branka Poplonski of Century 21 Lullo in Addison.

She explained the expected decline in homes sold would coordinate with the start of school.

While the median home price in Addison this June was slightly lower than in May, it's still up from the June 2013 median home price, numbers show.

The organization's report shows the median home price in Addison was $210,000 in June, down from $200,275 in May, but up from the June 2013 price of $182,450.

Poplonski said the June numbers are good, but there are a lot of people who want to buy homes but are waiting for their home values to increase before putting their current homes on the market.

"I really hope that people will start being a little more positive," Poplonski said about the health of the market.

Home sales showed a similar trend in some nearby communities. Bensenville, Elmhurst, Glen Ellyn, Lombard, Oak Brook, Villa Park and Wood Dale all showed an increase in June 2014 sales over the previous month, according to real estate data. However, of that group, only Elmhurst and Addison showed an increase in sales for June in 2014 compared with the previous year.

The report shows Bensenville home sales increased to 24 in June, compared to the 14 sold during the previous month. In June 2013, 14 Bensenville homes were sold.

Wood Dale home sales increased to 19 during June, up from 10 in May and 9 in June 2013, according to the report.

Downers Grove also showed the same trend as Addison in regards to median home prices. Both towns showed a drop in median home prices from May to June of this year, but the June 2014 price was still above the June 2013 price, numbers show. The Downers Grove median home price for June 2014 was $320,500, down from $349,900 the month before, but still more than the $306,500 median home price in June 2013.

Bensenville also saw a drop in median home price from $187,450 in May to $178,000 in June 2014. Unlike Downers Grove and Addison, the Bensenville median home price in June also slightly lower than it was in June 2013 when the median home price was $179,950, according to the report.

Glen Ellyn, Lombard, Villa Park and Wood Dale all showed increases in June 2014 median home prices over May 2014 and June 2013.
