Elburn, Orleans Homes finding common ground

ELBURN – A home builder and village officials appear to have found some common ground in the builder’s efforts to market its property in the Blackberry Creek community in Elburn.

Discussion at Monday’s Elburn Village Board meeting centered on allowing signs that would promote a website, which could be maintained by Orleans Homes. Then, on the website, there could be detailed information – for a fee – provided by those looking to sell property in the area.

Previously, Orleans Homes had sought approval to put 20-by-10-foot, double-faced marketing signs along both Keslinger and Hughes roads, near Blackberry Creek. Village staff members were resistant to that idea, saying the provision in the original annexation agreement providing for such signs had been intended for the original developer – B&B Enterprises – which no longer is in the area. The Blackberry Creek subdivision sits on the south side of town.

The village’s concern was that there now are many companies and individuals who own undeveloped lots in Blackberry Creek, and that all might claim a right to be listed on such a sign. Trustee Bill Grabarek was among those who had concerns.

“Being a lawyer, I always think of the worst-case scenario,” Grabarek said.

Rick Zirk, the director of land acquisitions for Orleans Homes, appeared at Monday’s meeting. Elburn Village President Dave Anderson suggested the idea of a website. Zirk said such a website could have links and logos that could be clicked on.

“I think we can propose something not unfair to a single-lot seller,” Zirk said, adding it could be “sort of a generic sign, but with a link to everybody.”

There was discussion about who might operate such a website, and it was thought that Orleans could do so. But before going forward with such a plan, officials said it would make sense to first contact the Blackberry Creek homeowners association.

Trustee Ken Anderson, who resides in Blackberry Creek, said he was eager to see such a proposal move forward.

“I want to get something out there,” Ken Anderson said, adding that “we have something going on, and we want to get people in.”
