Single-family homes planned for Elmhurst Memorial's Berteau property

Nitti Development, based in Glendale Heights, has reached an agreement with Elmhurst Memorial Hospital to purchase 11 acres of property on Berteau Avenue.

ELMHURST – A buyer has emerged for the Elmhurst Memorial Hospital Berteau Campus property.

After seeking and receiving multiple offers for the property in an open bidding process that was managed by broker CBRE, the hospital will sell the land to Nitti Development, according to a hospital news release.

“We’re excited about being part of this community,” said Joe Nitti, president of the development company. “It’s a wonderful piece of property near the downtown.”

The developer and hospital have reached an agreement on the sale of the 11-acre site and expect to close the deal in the spring. In 2011, Elmhurst Memorial moved to a 50-acre location at 155 E. Brush Hill Road.

“We specialize in building high-quality homes,” Nitti said.

Based in Glendale Heights, Nitti plans to build single-family homes on the Berteau site. He estimated homes would be between 2,800 and 3,800 square feet, but said it was still too early to say how many homes and when construction would start.

“We’ve been building in Elmhurst for the last year or so, so I’m very familiar with the procedures,” said Nitti, who said he also looks forward to working with city staff.

Nitti has four new homes that the compay has built in Elmhurst listed on its website.

“We think he does good work,” said Elmhurst City Manager Jim Grabowski about Nitti and his company.

Grabowski also said the city has known this would happen for a long time, but until city staff meets with the developer next week, he doesn’t have many expectations besides that the property is zoned for single-family residences.

“The schools and the parks, both of those agencies [will be] affected by new residential,” Grabowski said.

Grabowski did say the city will have approval over the subdivision of the property.

The Elmhurst Community School District 205 Board of Education has discussed the possibility of an intergovernmental agreement surrounding the Berteau property. The park district is reportedly interested in swapping land in Golden Meadows Park for the city’s approximately 3.5 acres of land on Berteau Street.

Because that land is not the ideal terrain for sports fields, Board of Education President Jim Collins said in a December board meeting, the park district may want to swap that land again with a future developer for a more suitable parcel. The board has discussed entering into an agreement that would allow the school district to swap the park district for that land in the future to build a school.

Grabowski said it was too early to tell what will come of the land swap idea yet, and Nitti agreed.

“It’s too early in the game to comment on that,” Nitti said.
