Land purchase to give Brookfield more influence over economic development
BROOKFIELD – The recent acquisition of a vacant home by the village of Brookfield will allow officials to exercise more influence over future development of the location.
At their May 28 meeting, members of the Brookfield Village Board approved the purchase of the home at 4006 Blanchan Ave. for $50,000. The home had been owned by a bank since it went into foreclosure last year.
"Within that area, the village already owns two other properties," said Brookfield Village President Kit Ketchmark. "If we control the property, we have more say in what goes on there."
The village previously bought the former site of the Brookfield Moose Lodge between Dubois Boulevard and Blanchan Avenue, just north of Ogden Avenue. The village also owns the former site of the Lucas Tire Company to the west of the Moose Lodge site.
Keith Sbiral, head of the Brookfield Building Department and assistant village manager, said these sites are located in two tax increment financing (TIF) districts within the village.
The Moose Lodge property is in the Congress Park TIF District, which has about 1.5 acres of land, Sbiral said. It is adjacent to the Congress Park commuter train station, he said.
The Lucas Tire Company is located in the Ogden Avenue TIF District, Sbiral said. It runs along Ogden Avenue for the entire length of the village, he said. A Cadillac dealership also used to be located on this site, Sbiral said.
"There are no immediate plans for these sites," Sbiral said. "But the long-term plan is for economic development."
The village previously obtained a state grant to clean the Lucas Tire Company site, Ketchmark said, because the soil was contaminated and had to be cleaned.
